For any new build residential construction, planning permission will be required. It’s a good idea to get all your ducks in a row regarding local ordinances and regulations before designs are created. Your local council will only extend planning permission once architectural drawings for the proposed development have been submitted. Apply to Planning Portal

STRUCTURAL PHASE

We always recommend having your design also checked by an engineer before submission. This allows us to catch and fix any potentially expensive structural issues that can be avoided by the architect and engineer working together.

After planning permissions are granted, our company can start immediately on designing all essential structural elements, including the following:

Foundation: The underlying base support of your building

Masonry: The supporting walls and infrastructure

Lintels: Horizontal supports across the tops of doors and windows

Floor joists: Supporting the subfloor sheathing and live loads such as furniture and people

Steel beams: Where the most load-heavy support is needed

Timber beams: We always recommend UK timber over globally sourced material to reduce your carbon footprint and support local traders. Wood is also carbon neutral and much easier to handle on-site than steel.

Roof: An essential part of your design, with many options available. Typically timber-built using a modern system of trusses, or more traditional cut frames with Purlins and Hips
